Peaceful and Quiet
This unit is on the third floor and therefore has the conveniences that come with that. For instance, it has lofted ceilings (see pictures) that the other floors do not have. Also, since its on the third floor it is unbelievably quiet. In the three years we have lived here we cant remember a time when we have heard our neighbors either to the side of us or below us. This building is arranged so that there is only 1 wall shared with neighbors.

New Laminate Wood Floors and Paint
New laminate wood floors were installed in March 2008 throughout the house except for the master bedroom, bathrooms, and laundry room. These floors come with a 10-year warranty. All the receipts have been saved and will be transferred to the new owner for warranty purposes. These floors add a lot of class to the condo, giving it a loft feel. The entire house was also painted in March 2008 in neutral colors - no need to repaint when you move in! This condo is in great condition. It has never had children nor pets live in it.

Beautiful View and Deck
Being on the third floor and in the back allows for a beautiful view down into a valley below us full of trees. They have recently built a service road there, somewhat lessening the wildlife, but when the trees have leaves on them you can't see it. It really is a great view for studying or sitting outside on the deck during beautiful days.

Laundry Room
One of the things we loved about this condo is that it has a dedicated laundry room with storage. This allows us to do laundry and store linens out of sight along with all the laundry materials.

Great Heating, Air Conditioning, Water Pressure, and Hot Water
While people don't often list these things, they are the little things that we notice if they don't work properly. This unit heats and cools excellently. It has central heating and air and has plenty of power in both directions. For those that don't want to use air conditioning, it has fans in both bedrooms and in the great room. We also get a nice breeze over the trees in the summer since we are on the third floor. The water pressure in this unit is great as is the water heater. At times it gets even a little too hot, so I just turn down the water heater so I don't waste extra gas. We have loved not having to worry about these things!

Appliances Negotiable
The refrigerator, washer, and dryer were purchased brand new in 2005. The dishwasher and stove were replaced immediately before we moved in. We are going to miss this dishwasher because it is awesome! No need to pre-rinse dishes - it gets it all off without doing so. My wife and I had to run multiple tests before she was okay with no pre-washing, but now we love it! We would love to leave the appliances for the next owner, but if you don't want them we are willing to sell them on our own. We also just installed a new garbage disposal, which obviously stays. :)

Gas Fireplace
The gas fireplace is beautiful with the wood floors. While we loved using it when friends were over, we honestly didn't burn it terribly often due to the current price of gas. But, it was wonderful to have when we wanted it. It does add a nice ambiance to the room.

HOA
Paragon Properties is the property manager for the Burke Creek Condominiums. We have absolutely loved them as managers. They keep the lawns immaculate and are here at least every week working on it. They have repainted the interior hall walls since we have been here and have power-washed the exterior twice. I have never had a problem or complaint about their property management. It has been great not having to worry about any of that stuff. Included in the HOA fees is water, garbage, and building insurance. You will still need to insure your individual property that is within the condo.

Secure Building and Great Neighbors
Another great feature of this unit is its security. It has an exterior door that is locked at all times. They recently replaced that lock so no previous tenants will have keys to it. Each unit has a video-phone where you can speak to somebody at the exterior door and view them through the video screen. If you know them, you press a button to buzz them in. This unit also has a door lock and a deadbold lock. We have installed a peephole in the front door of the unit so we can view anybody knocking on our interior door. In addition, we love all the neighbors we have now. The three years we lived here we met many neighbors and never had problems with any of them. In fact, we have gained many friends throughout the building.

Pets
One dog per unit is allowed, however, no pets over 30 pounds are allowed. Cats are fine. This particular unit has never (to our knowledge) had a pet in it and we have not owned a pet. Therefore, anybody with allergies will be fine in this unit, especially since we just installed laminate wood flooring throughout most of the house.

Location
This condo is centrally located in Winston Salem. It is an 8 minute drive to Baptist hospital, 5 minutes from Hanes Mall, 5 minutes to the nearest grocery store (Food Lion), 3 minutes to Best Buy and Circuit City :), 5 minutes to Sam's Club or Costco, 2 minutes to Silas Creek, and 4 minutes to I-40. You can get anything you need in life within a 5 minute drive! Despite that our street is very quiet because only people that live in our complex drive past our buildings.
